TractIQ Surpasses $1 Billion in Live Self-Storage Listings
TractIQ, the self-storage industry’s leading market intelligence platform and official data provider of the Self-Storage Almanac, today announced it has surpassed $1 billion in live self-storage listings. The platform now hosts $1,019,098,980 in aggregate asking value across 283 deals from 22 broker teams, including JLL, Franklin Street, Argus Self Storage Advisors, Marcus & Millichap, Matthews and EquiCap Commercial.
The milestone comes four months after TractIQ launched Listings and Buybox in July. Since launch, the number of investors who have added their acquisition criteria to Buybox has grown from roughly 50 to 236.
The listings that pushed TractIQ past $1 billion came from Adam Roossien at JLL. He added $111 million in deals, which moved JLL from fifth to second on TractIQ’s broker leaderboard. Franklin Street leads the board with $170.4 million across 37 listings. JLL is second with $169.5 million across 5 listings, and Argus Self Storage Advisors is third with $145.0 million across 79 listings.
“A year ago, buyers and sellers in self-storage were working off different data. Now more than a billion dollars of deals and 236 investor mandates sit on one platform, scored against the same numbers,” said Noah Starr, CEO of TractIQ. “That happened because brokers and investors trusted us with their deals. Thank you to our customers and our team for getting us here.”
TractIQ’s data engine scores every listing against investor Buyboxes. The engine covers more than 68,000 tracked facilities, with street rate history, supply pipeline, demographics, and CMBS occupancy and financial performance. Brokers see how each deal ranks against real buyer criteria, and investors see the deals that fit their mandate first.
"TractIQ is the place where serious investors and brokers come to transact on institutional deals." - Danny Cunningham, Marcus & Millichap
To mark the milestone, TractIQ Director of Research Taylor Bills analyzed every active listing on the platform, covering median cap rates, where basis sits by deal size, occupancy, and which markets hold the most dollars. The full analysis is available in Valuing Self-Storage in 2026: Assumable Debt, Cap Rates & Trade-Area Data.
