QuadReal Acquires 5-Property Self Stor Portfolio For ~$182 Million

QuadReal Property Group, the real estate arm of the British Columbia Investment Management Corporation (BCI), continues to deepen its presence in the self-storage sector.

 

Last May, QuadReal acquired the Maple Leaf Self Storage portfolio from Vancouver-based Larco Investments. As previously reported, the acquisition included 15 properties, comprising more than 17,000 storage units and 1.7 million square feet of net rentable area across Metro Vancouver and Calgary.

 

In May, QuadReal marked the one-year anniversary of the acquisition on LinkedIn, noting that its self-storage portfolio had grown to 20 properties across three provinces. The company did not disclose details of the expansion.

 

It has since been determined that the five newly added facilities are:


• 25 Newkirk Road, Richmond Hill
• 595 Elmira Road North, Guelph
• 55 Kelfield Street, Toronto
• 150-151 Bermondsey Road, Toronto
• 6005 Erin Mills Parkway, Mississauga

 

The properties comprise the entire portfolio of Self Stor, an Ontario-based self-storage operator owned by Toronto private equity real estate investment firm Cowie Capital Partners.

 

Transaction records reviewed indicate that QuadReal acquired the first four properties for a combined $132.1 million, while the Mississauga facility traded separately for $50 million. The transactions total just over $182 million. The reported figures reflect the value of the underlying real estate; however, QuadReal also acquired the operating business, similar to its purchase of Maple Leaf Self Storage.

 

QuadReal Expands Portfolio

While QuadReal declined to comment on the financial details of the transaction, the company has confirmed the acquisition of Self Stor. According to QuadReal, the deal adds 5,125 units to its portfolio, increasing its total footprint to more than 22,000 units.

 

The company's website now lists a portfolio of 20 self-storage properties encompassing more than 2 million square feet of net rentable area across three provinces.
