Madison Capital Closes $21M Texas Self-Storage Investment Fund

Madison Capital Markets Group, a national sponsor of syndicated 1031 Exchange offerings focusing on premier exchange properties, has closed the $21 million Go Store It Self-Storage (GSI) Texas DST to additional investments. This Delaware Statutory Trust (DST) offering is anchored by a three-property self-storage portfolio located in Whitney, Texas.

 

The debt-free investment vehicle combines the tax advantages of 1031 exchanges with the resilience of self-storage real estate. The portfolio encompasses 246,775 square feet of rentable storage space across three strategically located properties: 401 N Brazos Street, 101 E Adams Avenue, and 700 FM 2604. With 1,484 storage units, the facilities are located one hour south of the Dallas-Fort Worth Metropolitan Area near Lake Whitney, a popular recreational destination that attracts millions of visitors annually.
 
The region is experiencing rapid population growth, affordable living costs, rising demand for outdoor recreation and second homes.
