Uniti Raises $12 Million To Automate Real Estate Operations

Uniti, a provider of AI-powered agents for real estate operators, has raised $12 million in Series A funding as demand grows for automation tools that streamline property management and customer engagement across multiple real estate sectors.

 

The funding round was led by Pathlight, with MetaProp joining as a new investor alongside existing backers Prudence, Flex Capital, and Alate. According to CEO Francesco Decamilli, the company has raised approximately $16 million since its founding in 2024.

 

The capital infusion comes as real estate operators increasingly seek ways to automate labor-intensive processes that remain largely manual despite widespread digitization of property management records.

 

Uniti's platform deploys AI agents capable of handling leasing, customer service, maintenance requests, payments, collections, and resident communications across voice, text, email, and chat channels. Rather than replacing existing property management software, the technology integrates with current systems, accessing and updating data while operating as an additional automation layer.

 

Decamilli said the company's initial focus has been leasing and sales functions, where operators can most easily measure revenue impact. Customers often expand their use of the platform over time to include maintenance coordination, collections, payment processing, and review management.

 

Implementation typically takes between 30 and 45 days and includes software integrations, business-rule configuration, simulations, and performance evaluations.

 

"Customers today are not looking for another system of record," Decamilli said. "They're looking to buy agents that do work."

 

The company has built a common reasoning and normalization layer that works across 15 different property management systems, allowing it to serve multiple real estate verticals despite differences in terminology, workflows, and operating requirements.

 

Uniti currently serves approximately 100 real estate operators across the self-storage, senior living, multifamily, manufactured housing, and flexible workspace sectors.

 

The company reported significant growth in its self-storage business over the past year, expanding its footprint from roughly 100 facilities to more than 1,500 locations. In manufactured housing, Uniti grew from no presence in the sector to supporting operations across 230,000 home sites.

 

The platform's activity levels have also accelerated sharply. Decamilli said Uniti processed 300,000 two-way conversations during the past 30 days, representing approximately 15 times the volume handled a year earlier.

The latest funding positions the company to capitalize on growing interest in AI-driven operational tools as real estate owners and operators look to improve efficiency, increase revenue, and reduce reliance on manual processes.
