Vertical Consultants is proud to announce the recovery of eleven years of unpaid cell tower lease expenses for Strategic Storage Trust, Inc., a public REIT. Strategic Storage is ranked the 12th largest self-storage operator in North America. It presently leases space to Sprint Nextel Corp (the third largest telecom provider in North America and 85th largest company in the United States) for the occupancy and use of roof-top cell tower equipment at its Fort Lee, New Jersey property. The collection of expenses due from Sprint dates back to 2001 and is a significant recovery for Strategic Storage Trust, Inc. Vertical Consultants was contracted by Strategic Storage Trust to audit and provide counsel regarding its current cell tower and roof-top leases associated with its properties. It was discovered that Strategic Storage Trust’s existing lease with Sprint and the related use of the Fort Lee, New Jersey site, revealed Sprint Nextel had failed to pay certain expenses due within the terms of the lease. Vertical Consultants reconciliation efforts on behalf of Strategic Storage Trust resulted not only in an immediate recovery of past due amounts owed, but also the establishment of an accurate and continued collections of expenses associated with their lease moving forward. Hugh Odom, the President of Vertical Consultants, asserts “Our goal is to make sure property owners are correctly paid under their lease agreement with their telecom company tenants. Our experience in the industry shows a surprisingly large number of cell tower and roof top lease landlords are not paid correctly due to both the lack of information and misinformation provided to them by their tenants”. Vertical Consultants’ mission and proven track record is to level the playing field for property owners who are presently leasing land to telecom companies or are in the process of entering into such a relationship with telecom companies. Their efforts to date have resulted in both the reconciliation of rent and expenses owed to property owners across North America and the immediate re-entry into these same leases to garner fair market rents for the use of these properties by the wireless carriers and cell tower companies. Vertical Consultants has successfully taken on some of the largest telecom companies in the world, ensuring fairness and cooperation in telecoms’ dealings with property owners in the future. Vertical Consultants was founded in 2010 by Hugh Odom and is comprised of a group of wireless industry veterans with more than forty (40) years of combined experience. Vertical Consultants specializes in issues surrounding the wireless telecom industry and prides itself as a source of information for property owners. Vertical Consultants experience in the industry allows it to offer its clients unmatched expertise, services and results. Unlike others in their field, Vertical Consultants is able to handle every aspect of the issues surrounding a cell tower, rooftop or any other type of telecom lease, from start to finish.
