White Label Storage Launches AI Call Agent to Recover Abandoned Rentals
White Label Storage has introduced an artificial intelligence-powered outbound call agent designed to help self-storage operators convert abandoned online reservations into completed rentals.
The technology automatically contacts prospective tenants who begin the online leasing process but fail to complete it. The agent is designed to follow up within minutes, answer questions and guide prospects back into the booking process.
The launch addresses a potential source of lost revenue for self-storage operators. According to industry estimates cited by White Label Storage, only about one-third of prospective customers who begin an online rental complete the transaction.
The company illustrated the opportunity with a hypothetical facility receiving 1,500 website visitors monthly. If 150 visitors begin the rental process and one-third complete it, the facility generates 50 new rentals. Increasing the completion rate to 40% would produce 10 additional rentals per month without increasing advertising spending.
Based on an average monthly rent of $130 and a 15-month average length of stay, those additional rentals would represent approximately $19,500 in monthly lifetime revenue, or more than $230,000 annually.
The AI agent is designed to intervene while prospective tenants are still actively considering a rental. When a customer reaches a designated point in the online leasing process but does not proceed, the system initiates an outbound call. White Label Storage says its goal is to make the first contact within five minutes, with follow-up occurring within 15 minutes.
During the call, the agent identifies itself and explains the reason for contacting the prospect. It then confirms the selected unit or recommends alternatives based on the customer's storage needs, reviews the anticipated move-in date and rental rate, and discusses available discounts.
The system can also answer common questions and send a text message containing a booking link, monthly rental pricing and insurance options. Customers who need additional assistance can be transferred to White Label Storage's live call center.
The company has established calling parameters intended to address customer preferences and regulatory requirements. Calls are placed between 9 a.m. and 8 p.m. Monday through Saturday and noon and 8 p.m. Sunday, based on the facility's local time. The system excludes customers who have already completed a rental and honors requests from individuals who do not wish to receive additional calls.
“Not every customer experience is a straight line. People get distracted, and they fall out of the online leasing process. Reaching out and helping them complete checkout is a huge opportunity to recoup revenue in self-storage,” said Ben Gross, director of technology at White Label Storage.
“We’re thrilled to launch this AI agent and watch the numbers go up for our clients.”
In addition to recovering potential rentals, the technology provides operators with information about why prospects abandon the booking process. Each call is logged with an outcome, helping identify factors such as pricing, unit availability, decisions to rent at competing facilities or plans to book at a later date.
The system also provides a consistent follow-up process without requiring additional on-site staffing, allowing operators to engage leads even when facility personnel are unavailable.
White Label Storage has begun piloting the outbound AI call agent at a limited number of managed facilities using Storable Edge property management software. The company plans to expand availability across its managed portfolio, with integration for SiteLink expected to follow.
Facility owners will receive notification before the technology is activated at their properties.
