TractIQ Surpasses $500M in Live Self-Storage Deals, Launches Buybox
TractIQ, the self-storage industry's leading market intelligence platform and official data provider of the Self-Storage Almanac, today announced it
has surpassed $500 million in live self-storage deals, just weeks after the listings feature launched, with deals from leading brokerages including JLL, Marcus &; Millichap, EquiCap Commercial, Matthews, Argus, and more.
Alongside the milestone, TractIQ announced Buybox, an intelligent matching layer that scores every live listing against the acquisition criteria of verified investors. More than 50 investors, including many institutional buyers, have already submitted their acquisition criteria since the feature's soft launch in mid-July. For the first time, listing brokers can see exactly how their deals rank against real buyer mandates, and why.
After two years of frozen transaction volume driven by a persistent bid-ask spread, the self-storage market has lacked infrastructure for buyers and sellers to efficiently find each other. Buybox addresses that gap directly: investors define their target markets, deal size, and property criteria, and TractIQ's data engine, spanning 70,000+ tracked facilities, street rate history, supply pipeline, demographics, and CMBS occupancy and financial performance data, scores every listing for fit. Brokers see each score and the underlying reasoning, turning every listing into a qualified outreach opportunity.
"The storage market didn't freeze because buyers left. It froze because buyers and sellers couldn't see each other. That is an infrastructure problem, and we built the infrastructure. Half a billion dollars of live deals in a few weeks says the industry was waiting for someone to fix that," said Noah Starr, CEO of TractIQ.
"TractIQ is the place where serious investors and brokers come to transact on institutional deals," said Danny Cunningham, Senior Managing Director, with Marcus & Millichap's Karr-Cunningham Storage Team.
"Having the ability to work through the amount of on-market inventory and extrapolate meaningful data in the same app saves so much time and energy for buyers sifting through deals and figuring out where to spend their time," said Jesse Luke, Co-Founder of EquiCap Commercial.
"The whole JLL team is excited about the listings platform. Every few months TractIQ rolls out something that's consistently in line with what self-storage brokers and investors are actually thinking about day to day," said Adam Roossien, Senior Director, JLL.
Investors can create a buybox and approved brokers can submit listings today at tractiq.com.
