Talonvest Capital has arranged $47.65 million in permanent financing for a six-property self-storage portfolio in Texas on behalf of The Jenkins Organization and Clark Investment Group.
The institutional-quality portfolio comprises more than 600,000 net rentable square feet across six facilities in five high-growth markets: Austin, McKinney, Frisco, Houston (pictured), and Bee Cave. According to the company, the portfolio is positioned to benefit from favorable demographic trends and continued demand for self-storage throughout the state.
Working with the ownership group, Talonvest secured a floating-rate loan from a large bank designed to support the sponsors' long-term investment strategy while providing flexibility amid an uncertain interest-rate environment. The financing includes five consecutive one-year extension options, is non-recourse, provides interest-only payments throughout the loan term, and carries no prepayment penalties or costs.
Bob Baker, president of Clark Investment Group, said the financing structure closely aligned with the ownership group's objectives.
"Talonvest's capital markets expertise was the difference-maker on this deal. They understood what was important to us, knew the right lender immediately, and delivered a structure that fits our objectives," Baker said.
The Talonvest team responsible for arranging the financing included Thomas Sherlock, Kim Bishop, Carson Kurland, and Lauren Maehler.
The transaction brings Talonvest's financing volume over the past 30 days to more than $256 million.
