SAM Reports Second-Quarter 2026 Same-Store Results

Storage Asset Management (SAM) reported second-quarter 2026 same-store operating results, highlighting continued revenue growth and disciplined expense management across its managed portfolio.

 

For the year through the second quarter, SAM reported same-store revenue growth of 2.8% year-over-year and same-store net operating income (NOI) growth of 2.6% year-over-year. The company also added 46 new stores to its management platform year-to-date through Q2 and ranked third on the ISS Top Operators List for Facility Management Companies.

 

SAM attributed the performance to a combination of data-driven systems, established processes and strategies tailored to individual facilities and markets.

Quill added that SAM's ranking on the ISS Top Operators List reflects the scale of its management platform, while emphasizing the company's focus on aligning its interests with those of its owners.

Platform Growth

SAM added 46 facilities to its third-party management platform during Q1 and Q2 2026, bringing its total managed portfolio to 634 stores in 38 states.

The company said the expansion reflects continued demand for its ownership-aligned management approach, which combines centralized systems and analytics with facility-level strategies.

 

Same-Store Pool

SAM's same-store pools for the periods presented consist of stores that were stabilized by the first day of the prior year. SAM considers a store stabilized once it has been open for three years or has sustained average square foot occupancy of 80.0% or more for one calendar year.

 

If a property undergoes a substantial change in size, it is removed from the same-store pool until the beginning of the calendar year at least 12 months from the date of the change.

 

The 2026 same-store pool includes 302 storage properties.
