Patchwork Labs Expands Software Ecosystem With New Integrations

Patchwork Labs is broadening its reach across the self-storage industry through new integrations with Self Storage Manager (SSM) and QuikStor, bringing its AI-powered voice and workflow automation platform directly into two widely used facility management systems.

The integrations enable self-storage operators to deploy Ava, Patchwork Labs’ conversational AI agent, across customer communications and operational workflows while maintaining data synchronization within their existing management platforms. The move reflects growing demand among operators for automation tools that can reduce administrative burdens, improve customer service availability, and streamline facility operations.

Through the SSM integration, Patchwork gains live access to facility data, allowing Ava to answer inbound calls, assist customers, book rentals, process payments, retrieve gate codes, and automatically update records within the SSM platform. The integration is designed to eliminate duplicate data entry and provide operators with a single source of truth for customer interactions and operational activity.

Designed for both single-site and multi-facility operators, SSM provides property management, online rentals, call-tracking, IVR payments, customer portals, business intelligence, and API integrations, supported by 24/7 service across North and South America, Europe, and Asia-Pacific. By connecting directly through SSM’s API, Ava can access current inventory, pricing, and account information in real time.

According to Patchwork Labs, SSM users can leverage the integration to answer every inbound call around the clock, recognize tenants automatically through caller identification, complete reservations and rentals using live inventory data, collect payments, retrieve gate codes, document leads and call notes, coordinate vendor activity, and seamlessly transfer customers to human staff when needed.

"Operators already run their business on SSM. Any AI agent has to work within the system they already trust, not around it," said Rohan Shenoy, President of Self Storage Manager. "That is what this integration delivers. Ava reads and writes live SSM data, so operators get round-the-clock call coverage and automation without leaving the platform they rely on every day. We are glad to make it available to our customers."

"The phone is where people think AI starts and stops in this industry, but the calls are only part of what eats a manager's day. It's the follow-up tasks, the vendor coordination, the things that never make it into the system until someone remembers to type them in," said Tyler Harper, Co-Founder of Patchwork Labs. "Running on SSM, an operator gets an agent that handles the call and a platform that carries the task and vendor work through to done, with all of it reflected in SSM. That gives a team back the hours that usually disappear into follow-up."

The company also announced a native integration with QuikStor, a cloud-based facility management platform rebuilt and relaunched in recent years by self-storage operators seeking a more modern software infrastructure for multi-site portfolios.

The QuikStor integration embeds Ava directly into the platform, enabling operators to automate inbound and outbound communications, convert leads into rentals, collect payments via voice or text, and provide continuous customer support across their facilities without altering existing workflows or increasing staffing levels.

"Our operators asked us to integrate with QuikStor, and when we work backward from what operators need, the answer is usually obvious," says Homegrown Storage and Patchwork Labs Co-Founder Tyler Harper. "QuikStor's open API let us build a real two-way integration, not a one-way feed, which is exactly what operators deserve from their FMS."

Industry leaders from both organizations emphasized the shared operational roots behind the partnership.

"QuikStor and Patchwork Labs share something no other integration in this space can claim. Both platforms were built by operators who got tired of software that just didn't understand their business," says Tony Gardner, Vice President at QuikStor. "Connecting the two isn't just a product decision. It's a natural extension of what both companies were built to do."

The QuikStor integration is designed to automate the full customer communication lifecycle, including answering every incoming call, resolving a majority of customer inquiries without escalation, sending rental and payment links automatically, collecting payments securely through voice or text, and providing portfolio-wide visibility into tenant sentiment and operational performance.

Patchwork Labs reports that operators across more than 600 facilities currently using its platform have achieved reductions in operating costs, improved conversion rates from inbound calls to rentals, and more consistent customer experiences across expanding portfolios.

Together, the SSM and QuikStor integrations represent a significant expansion of Patchwork Labs’ footprint in the self-storage technology market, positioning the company’s AI-driven automation platform within two operator-focused management systems and giving facility owners additional tools to streamline customer engagement and day-to-day operations.
