FMS Capital Trust Aquires 50% Stake in Canadian Storage Properties

FMS Capital Trust has completed the acquisition of a 50 percent interest in four self-storage facilities in Hamilton, Ontario, with Forum Make Space Storage Fund (MSSF) acquiring the remaining 50 percent interest.

The transaction brings FMS Capital Trust to more than $110 million in gross asset value and leaves the trust substantially fully allocated just 12 months after its August 2025 launch.

 

Since launching, FMS Capital Trust has deployed capital exclusively into established, income-producing self-storage assets, focusing on underserved secondary markets. The Hamilton portfolio continues that strategy and includes four properties located in the communities of Ancaster, Dundas, Upper James, and Waterdown.

 

Together, the facilities comprise approximately 184,000 square feet of net rentable area and roughly 1,200 storage units.

 

The properties will be managed by the Forum Make Space operating platform, which oversees a growing network of self-storage facilities across Canada. Following the acquisition, the platform has more than $500 million in assets under management, with 67 facilities comprising 2.7 million square feet.
