Ai Lean has introduced a new intelligent recovery platform designed to help self-storage operators manage delinquency and recover outstanding balances throughout the entire recovery process.
The platform combines automation with human expertise, handling tasks from the first missed payment through lien enforcement, auction, rent-ready preparation and continued recovery of unpaid balances. The company said the goal is to reduce the manual workload associated with delinquency while allowing operators’ teams to focus on customer relationships and higher-value operational decisions.
Delinquency management can create significant administrative and compliance challenges for self-storage operators. Site managers often are responsible for payment collection and lien-related processes, while operators also face legal exposure when required procedures are not followed. Ai Lean said the costs associated with delinquency extend beyond unpaid rent to include staff time, compliance risks and inconsistencies that can arise when recovery processes depend heavily on individual employees.
The new platform brings those functions together through several integrated components.
Smart Collections recommends collection actions and timing for individual accounts, with the aim of helping operators recover revenue before delinquent accounts progress further through the recovery process.
Ai Lean’s Lien Compliance engine, which the company said has been rebuilt as part of the new platform, manages lien processes across all 50 states and internationally. The system provides a complete audit trail and is designed to reduce the legal and administrative burden associated with lien enforcement.
For units that proceed to auction, BidHaven, Ai Lean’s auction marketplace, manages the auction process. Following a sale, the platform’s Rent-Ready workflow helps return the unit to available inventory, while any remaining balance can continue through a licensed recovery process.
Ai Lean said the platform is designed to support, rather than replace, storage personnel by automating repetitive tasks while keeping employees involved when human judgment is required.
Developed With Operators
Ai Lean also emphasized an operator-driven approach to developing the new platform. The company worked with district managers, regional leaders and operations executives from multi-site self-storage operators during development to identify operational challenges and determine how the technology should function.
According to the company, participating operators provided input on processes ranging from auction scheduling to documenting compliance requirements across multiple states.
Ai Lean said the new platform builds on its work with multi-site operators, who have reduced delinquency by as much as 80% and recovered hundreds of staff hours per month using the company’s technology.
A select group of operators is already using the new platform, and their early experiences contributed to its development ahead of the broader market launch.
